Every row is a verbatim sentence read from the named source's own page through our fetch service on the date shown, hash-pinned to the stored read (the sha of the page's visible text; the raw page is mirrored to R2).
8 of the 14 named sources that could be read published a usable figure; 6 published none and are recorded as not published, never filled in; 0 could not be read (blocked, dead or unreachable) and count nowhere.
The headline figures (median, minimum, maximum, quartiles) are over ONE figure per source for each breakdown it prices, in GBP (a source's median where its page yielded several accepted sentences for one breakdown), so a page that gives figures for several breakdowns gives one for each and N counts 9 figures, never sentences; 96 candidate sentence(s) were refused by a reviewer with the reason recorded.
The fuller derivation this dataset is chartered to grow into (not yet what the figures above are; they are each source's own published figure as read): one row per statutory charge per jurisdiction per effective date, quoted verbatim from the authority's own page: the SDLT, LBTT and LTT band tables with their surcharges and first-time-buyer reliefs, the HM Land Registry Scale 1 and Scale 2 fees, and, the part nobody aggregates, the LLC1 and CON29 fee published by EVERY billing authority, with its VAT treatment, because LLC1 is exempt and CON29 is standard-rated and a headline 'search fee' is therefore not comparable across councils until it is normalised.
The derivation is the spread: the cheapest and dearest local search in England and Wales, the median, and the map, computed from councils' own fee schedules; plus the total statutory cost of a purchase at a given price in each of the three jurisdictions, side by side, which no single authority publishes because no single authority owns all three numbers.
