Every figure, with its source

One row per source: the figure the source's own page publishes, the page, and the day it was read. A figure that is not on a page we read is not on this one.

The sentence each figure was read from (17)

Read in full, publishes no figure

18 named sources were read in full on the dates shown and print no usable figure. They are counted, never filled in.

Methodology

Every row is a verbatim sentence read from the named source's own page through our fetch service on the date shown, hash-pinned to the stored read (the sha of the page's visible text; the raw page is mirrored to R2).

17 of the 35 named sources that could be read published a usable figure; 18 published none and are recorded as not published, never filled in; 1 could not be read (blocked, dead or unreachable) and count nowhere.

The headline figures (median, minimum, maximum, quartiles) are over ONE figure per source in GBP (a source's median where its page yielded several accepted sentences), so N counts sources, never sentences; 258 candidate sentence(s) were refused by a reviewer with the reason recorded.

The fuller derivation this dataset is chartered to grow into (not yet what the figures above are; they are each source's own published figure as read): one row per regulated firm from the firm's OWN published price page: the legal fee (or its range) for a purchase, whether it is fixed or banded by property value, the leasehold uplift, whether VAT is included in the headline, the named disbursements and their amounts, the surcharges (new build, shared ownership, help-to-buy, bank transfer), and whether the firm publishes a price at all or only a quote form.

The derivation nobody publishes is the CENSUS over a universe the regulator itself created: the SRA's transparency rules and the CLC's equivalent oblige every firm advertising residential conveyancing to publish prices, so the share that actually states a number rather than 'on enquiry' is measurable, and it is a compliance figure as well as a price figure.

Then the distribution: median, quartiles and spread of the purchase fee by property band, by tenure, by region and by England-and-Wales versus Scotland; the leasehold premium as a per cent, computed rather than asserted; the gap between the headline fee and the all-in figure once disbursements are added, per firm; and repriced-since the last read.

Every cell carries the firm's URL and the date it was read.

258 candidate sentences on these pages were refused by a reviewer; each refusal and its reason is recorded in the review ledger.
