One row per source: the figure the source's own page publishes, the page, and the day it was read. A figure that is not on a page we read is not on this one.

Read in full, publishes no figure

26 named sources were read in full on the dates shown and print no usable figure. They are counted, never filled in.

Methodology

Every row is a verbatim sentence read from the named source's own page through our fetch service on the date shown, hash-pinned to the stored read (the sha of the page's visible text; the raw page is mirrored to R2).

5 of the 31 named sources that could be read published a usable figure; 26 published none and are recorded as not published, never filled in; 2 could not be read (blocked, dead or unreachable) and count nowhere.

The headline figures (median, minimum, maximum, quartiles) are over ONE figure per source for each breakdown it prices, in GBP (a source's median where its page yielded several accepted sentences for one breakdown), so a page that gives figures for several breakdowns gives one for each and N counts 7 figures, never sentences; 104 candidate sentence(s) were refused by a reviewer with the reason recorded.

The fuller derivation this dataset is chartered to grow into (not yet what the figures above are; they are each source's own published figure as read): one row per RICS-regulated practice from its own price page: the fee (or range) for a Level 1, Level 2 and Level 3 survey, whether it is banded by property value or by size, whether a valuation is included at Level 2, the region covered, and whether the firm publishes at all or quotes only through a form.

The derivation is the per-level distribution and the REGIONAL gradient measured rather than asserted: the same day's reads already show a Birmingham firm's Level 2 floor at roughly half a London firm's, plus the Level 2-to-Level 3 step as a per cent, the share of practices that publish, and the gap between what a comparison panel reports as the national average and what practices actually put on their own pages.

The 'who organises it' question (700/mo) is answered from the same rows: it is the buyer, not the seller, in England and Wales, and the Home Report changes that in Scotland, so the Scottish rows are a different product and are kept separate.

104 candidate sentences on these pages were refused by a reviewer; each refusal and its reason is recorded in the review ledger.
